Where is the best place in the DR to purchase real estate?
Most people purchase property on either the North Coast (Sosua/Cabarete area), or on the South East Coast (Punta Cana area). Both places offer exceptional beaches, scenery, and good rental potential for property. Punta Cana tends to be far more expensive and caters to a more wealthy clientele. The North Coast offers great value for dollar, excellent infrastructure in terms of shopping and services, and high rental rates. For many people, it comes down to personal choice, budget, and lifestyle.
Will my investment appreciate, and if so, how much?
Property prices in the DR have jumped dramatically over the past 10-years. Foreign investment, retirees, and holiday seekers have realized what excellent value for their real estate dollar can be had on the island. Most real estate experts expect an increase of about 10% per year; however, this number depends on many factors, including location, the condition of the property, etc.
Is it safe to live in the DR?
This is a question we are asked a lot. For many people, a small Caribbean island with a completely different culture is a big question mark. The DR is a safe place to live and to visit. We always remember though, that this is still a third world, developing nation. There are those here, (as in any country), that given the opportunity, will take what is not theirs. Compared to the statistics in many parts of the US and Canada, the DR is much safer. There is little violent crime; mostly property theft of small items. Our suggestion, for those that are not planning on living here permanently all year, is to buy property in a secured, gated area that has 24-hour security. This ensures that there is a watchful eye on your investment not just for intruders, but also to ensure that there isn't something wrong in your home (e.g. water leak).
Is the government secure?
The government of the Dominican Republic is a representative democracy similar to that of the US and Canada. Officials are elected to office every four years. The government is very investment and foreign friendly with strong ties to Canada, Britain and the US. It's economy has shown a steady increase and many new initiatives, including a large free-trade agreement with the US, are bringing many investment dollars. Large, big box stores like Home Depot, Walmart, and Ikea are opening up shop in the major centres, and investors like Donald Trump are spending millions on development. Communication services, like voice over ip, dsl internet, and phone services are strong. The government is steadily investing in the future of the country by diversifying interests and moving towards a stronger economy each year.
Is there good health care?
Yes. There are many excellent health facilities all over the country. Santa Domingo is considered one of the premiere places in the world to get heart surgery, for example. Many people from Europe and the US travel here for elective surgery to avoid wait lists and extreme health costs in their home country. There is first rate equipment and excellent physicians to treat the most minor or the most serious health concerns.
What kind of vehicle should I buy?
The best choice is an SUV/Pick up that rides high above the ground. Due to rain,, side roads often have large holes and bumps that make driving a small car uncomfortable. Four wheel drive will also give you access to hard to reach areas in the countryside. Also, these vehicles have a high resale value.
Can I buy the same food as in my home country?
Yes. Most major brands are available at local "supermercados" or supermarkets. The larger cities offer huge "Costco" type stores, and the smaller cities, like Puerto Plata and Sosua, have very nice "Safeway" type grocery stores with all the major sections you will be used to. Many even take Interact.
Can I drink tap water?
No. Tap water is not considered potable. It is just fine to brush your teeth, wash clothes, cooking, and bathing, but should not be used for drinking. Everyone uses bottled water which costs about $1 for a 5-gallon jug.
